Types Of Commercial Concrete Floors Problems
Cracks And Joints That Are Carved Too Deep Or Too Wide
It should be assumed that any concrete flooring will have at least some degree of movement over time due to shrinkage and expansion. If the movement is too severe, cracking may occur. Even if cracks do not appear on a noticeable scale, the problem may still exist. Significant amounts of shrinkage and expansion over some time can produce joints that are too deep or too wide for the floor to support, leading to eventual failure.
Spalling Of The Surface Or Floor
This is a common type of deterioration that occurs on concrete floors exposed to freeze/thaw cycles where water gets into small cracks in the surface and freezes, causing parts of some regions of the floor to flake off.
Poor Quality Of The Concrete Mix Design
When concrete floors are constructed, a common problem is the failure to make proper allowances for each type of flooring zone (i.e., load-bearing, transitional, and finish). If there is a significant difference between these zones in terms of their compressive strength and/or ability to absorb moisture, problems such as cracking and spalling may eventually occur where the two or more types of flooring zone come into contact with one another.
Distorted Or Uneven Surface Appearance
Although it might not be possible to detect this condition without actually surveying the entire surface, some floors will have sections where they feel un or slippery when you walk on them. This can be caused by an uneven surface or where the concrete mix itself was not mixed to proper specifications. It could also be due to a high degree of moisture absorption into the surface, which causes it to feel slippery under your feet.

Frequently Asked Questions
How can I prevent problems with my concrete floor?
You can take certain steps during the design and construction of your commercial building, which greatly reduces the risk of problems with your concrete floor later on down the road. For example, it is always a good idea to use different types of concrete for each kind of surface zone (i.e., load-bearing, transitional, non-load-bearing). This way, if one area fails, it won't affect other areas nearby.
When should I consider hiring general contractors?
If you have determined that your concrete floor has developed a problem of any kind, you might want to consider hiring general contractors because they are usually well equipped to handle the required corrections.
How much do you charge for your commercial concrete services?
The cost will largely depend upon how serious the problem is and what needs to be done to correct it. A detailed inspection will help determine this to provide you with an estimate before proceeding.
